In a market where many firms prioritise volume over rigour, Valcore does things differently. Complex assets, particularly agricultural, regional and specialised property, deserve more than a rushed report produced by a team with no genuine local knowledge.

We’re valuation purists. That means senior involvement on every job, complete independence from any financial or commercial interest and a commitment to staying accountable until the matter is resolved.

Tim Cavanagh

Registered Valuer, AAPI, CPV

Tim’s work spans agricultural, industrial, commercial and specialised property across Queensland and regional Australia.

He is regularly engaged as an expert witness, having given independent valuation evidence before the Supreme Court, Federal Court and Land Court, and he advises on secured lending, compensation and statutory acquisition matters where the valuation has to hold up.

Tim Bartholomew

Registered Valuer, FAPI, CPV

Tim works across the country’s major cropping regions, valuing large-scale cropping, intensive agriculture and complex rural holdings throughout Queensland and northern New South Wales.

He acts for family landholders, institutional investors and professional advisors on secured lending, acquisition, statutory compensation and family law matters, including single appointed expert roles.

Richard Beezley

Registered Valuer, AAPI, CPV

Richard specialises in rural and agribusiness property throughout Queensland, while also undertaking residential, compensation and valuation assignments across a range of asset classes. He advises private landholders, financial institutions, government agencies, legal and accounting practitioners and corporate clients.

He provides independent valuation and advisory services for secured lending, family law, estate, taxation, compensation, acquisition and litigation purposes, including expert witness engagements where valuation evidence must withstand scrutiny

Will McLay

Registered Valuer, AAPI, CPV

Will has spent years valuing pastoral, agricultural and specialised property across Central Queensland, North Queensland and the Northern Territory, including grazing enterprises, horticultural assets and aquaculture operations.

He advises lenders, government departments, institutional funds, landholding families and legal practitioners, and has assisted on matters before the Land Court and Supreme Court.

Toni Stephens

Registered Valuer, AAPI, CPV

Toni brings a background in commercial property management and retail leasing to her valuation work, giving her a practical feel for how income-producing property actually performs.

She values commercial, industrial and residential assets for secured lending, family law and advisory purposes, acting for financial institutions, legal practitioners and private property owners.
